What are the lease terms that are offered?
Lease terms for our townhomes range from 4 to 15 months, depending on availability and pricing.

What are the income requirements to qualify?
Applicants must demonstrate a combined gross household income of at least 2.5 times the monthly rent. Income may be combined for all leaseholders listed on the application.

What screening criteria do you use?
All applications are subject to income verification, credit screening, rental history review, and background checks in accordance with Fair Housing laws and community policies. Approval is based on meeting established qualification standards.

How long does application approval take?
Most applications are processed within 24–72 hours .
Can I request a specific townhome & can a townhome be held?
You can request a specific townhome if it is available for rent. We are happy to hold the townhome up to 2 weeks for your convenience with the $299 admin fee.
Do you offer preferred employer programs or military discounts?
Yes. Railrunner offers preferred employer incentives and military discounts for qualified applicants, including active-duty service members and those working in the Roy and Hill AFB area.

How does the lease work if I’m living with roommates?
Railrunner offers a single lease per townhome, with all residents 18 years and older listed on the agreement. Each leaseholder shares responsibility for the full terms of the lease.
This structure allows households — whether friends, family members, or roommates — to lease the entire home together under one unified agreement. Please contact the leasing team if you have questions about adding or removing residents.
What fees should I expect during the application and move-in process?
During the leasing and move-in process, you can expect the following standard fees:

Water, sewer, trash, and common-area utilities are conveniently billed through the Resident Portal along with your monthly rent. These charges typically range from $50–$125 per month, depending on usage and townhome size.

What is the renters' insurance policy?
We require renters' insurance with a liability protection minimum of $100,000 for the protection of our community. We also recommend you obtain personal renter's insurance for the protection of your belongings.

Can the townhome be sublet or listed on short-term rental platforms like AirBnB or VRBO?
The Townhome cannot be sublet or listed on short-term rental platforms such as Airbnb or VRBO.
What happens at the end of my lease term?
A 60-day written notice is required prior to the end of your lease term, whether you plan to renew your lease or move out. This means we must receive written notice at least 60 days before your lease expiration date.
As your lease expiration approaches, the leasing team will contact you to discuss your options, which may include renewing your lease, moving out, or other available options based on current availability and community policies. Lease renewals and month-to-month agreements are subject to management approval and are not guaranteed.
Residents who wish to remain in the community after their lease expires should contact the leasing office as early as possible to discuss available options. In some situations, short-term lease extensions or month-to-month agreements may be available; however, these options are offered on a case-by-case basis and may be subject to additional fees or premiums.
If proper notice is not provided, or if a renewal agreement is not signed before the lease expiration date, the lease may convert to a month-to-month agreement at the current market rate plus any applicable month-to-month premium, as permitted by the lease agreement.
Failure to provide the required 60-day written notice may result in additional charges, including additional rent beyond your original lease term at the applicable month-to-month rate and premium. Please refer to your lease agreement or contact the leasing office for complete details regarding notice requirements, renewal options, and move-out procedures.
What happens if I need to break my lease early?
We understand that circumstances can change. Residents are required to provide a 60-day written notice and pay a lease termination fee equal to two months’ rent.

What should I expect at move-out?
At move-out, each apartment is professionally cleaned and carpets are serviced to prepare the home for the next resident. As outlined in the lease agreement, these standard services are performed for every apartment, and the associated costs are deducted from the security deposit.
Residents are expected to remove all personal belongings, dispose of all trash, and leave the apartment in reasonably clean condition. Residents are not expected to perform a professional or deep cleaning prior to move-out. However, apartments requiring excessive cleaning, repairs, or the removal of abandoned belongings may incur additional charges beyond the standard cleaning costs.
Any final utility balances may also be deducted from the security deposit.

Is the fitness center open 24/7?
Yes. Our fitness center is open 24/7, making it easy to fit a workout into your schedule — whether that’s before work, after dinner, or somewhere in between. We know routines look different for everyone, so you can train when it works best for you.
What are the clubhouse hours?
The clubhouse is open daily from 6 AM to 10 PM.
What amenities can I reserve, and what do they cost?
Select spaces can be reserved for private use, including:

What are the pool and spa hours?
The pool is open seasonally from 10 AM to 10 PM.
The spa is open year-round during the same hours.
No lifeguard is on duty; residents swim at their own risk.
What should I do if something in an amenity space isn’t working?
If you notice any equipment issues, notify the leasing team or submit a maintenance request through the resident portal.
Are the townhomes multi-level?
Yes. All Railrunner townhomes feature three levels of living space. Depending on the floor plan, some homes include a basement level, while others are designed with the garage on the first level, main living areas on the second level, and bedrooms on the top floor.
Because all homes are multi-level, stairs are required to access living areas and bedrooms. Please get in touch with the leasing team if you have specific questions about floor plan layouts.
Do townhomes include attached garages?
Yes. Every townhome at Railrunner includes a private attached garage. Garage placement varies by floor plan, so please review the floor plan details or contact the leasing team for specifics.
Do the townhomes come furnished?
No, townhomes do not come furnished — which means you have a blank canvas to make the space truly yours. Whether you’re designing a cozy family living room, setting up a dedicated home office, or finally giving yourself a guest room that isn’t just “the couch,” you get to create a space that fits your lifestyle.
What type of flooring do the Townhomes have?
Townhomes feature vinyl plank flooring in the main living areas with carpet in the bedrooms.
What kitchen appliances are included?
Kitchens include stainless steel appliances: refrigerator, microwave, dishwasher, and electric stove/oven.
Do the townhomes include a washer and dryer?
Yes. Every townhome includes an in-unit washer and dryer at no additional cost.
Are townhomes internet/cable ready?
Yes. All townhomes are wired for high-speed internet and cable.
Do townhomes come with air conditioning or heating?
Yes. All townhomes include heating and air conditioning.
Are patios or balconies available?
Some floor plans at Railrunner include a patio or balcony, depending on the building and location. Availability varies, so if you’re interested in a unit with outdoor space, just let the leasing team know and they can show you which upcoming homes have one.

What is the smoking policy?
Railrunner is a smoke-free community.
Do you allow pets? What is the pet policy?
Yes, Railrunner is pet-friendly. We welcome dogs, cats, and select smaller pets. Non-aggressive dog breeds are permitted, and all pets must follow community guidelines for size, behavior, and supervision.
Our standard pet fees are:
- One-time pet fee: $300 per pet
- Monthly pet rent: $50 per pet
- Maximum of 2 pets per townhome

What is the parking situation?
Parking at Railrunner is designed for convenience and peace of mind. Every townhome includes a private attached garage, accommodating 1–2 vehicles depending on the townhome layout. Guest parking is also available throughout the community on a first-come, first-served basis. All vehicles must be parked in designated areas and follow community parking guidelines.

Are there quiet hours?
Yes. To help create a comfortable living environment for all residents, Railrunner observes quiet hours from 10:00 PM to 8:00 AM. During these hours, residents and guests are expected to keep noise to a minimum and be mindful of their neighbors.

Maintenance requests can be submitted through the online resident portal. For urgent issues after hours, follow the portal or voicemail prompts to reach the on-call maintenance team.

Who do I contact if I have an issue with noise, neighbors, parking, or policy concerns?
